Buying a Home

What are all the forms I have to complete?

You will receive the following documents in the Buyer Package:

  • Letter of offer which includes payment terms
  • Proforma invoice  / Payment plan statement
  • Plot/Home Sale Agreement
  • Terms of payment
  • Hand over certificate
  • Design guidelines
  • Deed of lease
  • Legal survey plan
Are there any programs that I can use to help me get a loan?

What is the initial deposit?

There is a non refundable N250,000 application fee for house/plot allocation (this will be applied toward purchase price).

When will I need to make the final payment?

When you buy property within Legacy Estates, you will receive a survey and deed of sublease from the developer for a portion of the master lease granted by the Oyo State Government, and you will own the physical home outright. Buyers are responsible for handling the customary title perfection process with the Oyo State Government.

How many payments can I make and over what time period?

Buying Process
  • Contact one of our sales representatives.
  • Select a plot.
  • Submit an application and pay the nonrefundable application fee.
  • Get pre qualified with a Bank / Primary Mortgage Institution (PMI) for mortgage loan (if applicable).
  • Make installment payments to purchase your plot / house.
  • Take delivery of your plot / house and obtain title deed upon full payment.
What occurs during closing?

Upon your final payment, you will receive a final red line survey, sale agreement documents, and a deed of sublease fully executed and notarized.

Buyers will be required to receive and sign:

  • Legacy Estates Home Owners and Residents Association Constitution
  • Legacy Estates Homeowners Agreement
  • Plot Handover Certificate
When can I begin moving my possessions in?

You can begin moving your possessions in once you have made the final payment and receive the keys and title documents.

Who do I make payments to/In whose name shall payments be made?

Construction

What are the standard/basic finishes?

The houses can be fully occupied with basic finishes installed. (Optional finish packages are available at an extra cost).

  • Concrete house shell construction.
  • Imported Stone Coated roofing tiles installed.
  • Single glazed UPVC/Aluminum windows installed.
  • Exterior security doors installed.
  • Interior doors and hardware installed.
  • Interior walls painted.
  • Basic plumbing pipes and fixtures installed.
  • Basic electrical conduits, wiring and fixtures installed.
  • Exterior walls painted.
  • Floor tiles installed.
  • Wall tile installed in bathrooms and kitchen according to plan.
  • P.O.P. ceiling installed.
  • Septic tank installed.
  • Plot Fencing (block work and drive-way).
What are the upgraded finishes?
  1. Upgraded plumbing fixtures.
  2. Interior finish carpentry – kitchen cabinets, wardrobes, skirting.
  3. Upgraded tiles/walls and floor finishes.
  4. Burglar proofing bars installed.
  5. Appliances – gas cooker, fridge, washing machine, air conditioners, etc.
  6. Custom electrical fixtures.
  7. Roof rain water gutters.
  8. Exterior works – interlocked pavement, side walks, landscaping.
  9. Plot fencing, (grills and gate).
What are the differences in construction between sandcrete block and cast in place concrete construction?

Sandcrete block construction is laid one block at a time. Cast in place concrete construction utilizes forms as molds for the structure, and the concrete is poured into the molds. The molds are then removed after the concrete has set, and the home structure is in place.

How does the sound insulation compare?

Because the walls are solid concrete, sound insulation is much more superior to block wall construction or other hollow wall construction systems.

How difficult is it to make modifications to the structure?

Because the walls are solid reinforced concrete, modifications to the building structure will require substantial effort and may damage the overall structural integrity of the structure.

When will the homes be constructed?

The construction of homes within Legacy Estates community started in 2012 and is ongoing.

Is it okay to visit my home while it’s under construction?

Homebuyers are welcome to view their homes during business hours. Plans must be made in advance to visit the construction site by registering with the developer sales / customer service team prior to entry upon any construction site at Legacy Estates. A customer service representative must accompany home buyers to the construction site. Appropriate attire must be worn and at times while on a construction site and safety precautions must be adhered to.
